A Certificate of Title is the official record of land ownership and must be provided when selling property. If you’ve lost your Certificate of Title, we can help you recover it by preparing an application to the land registry.
Lodging Caveats and Withdrawal of Caveats
We can Lodge and Withdraw Caveats which protects your interests in the property. The caveat is a warning to anyone searching the title of the land that the person who lodged the caveat on title has an interest in the land.
Survivorship applications
When a joint tenant on a property title has passed away, we can lodge a Survivorship Application on behalf of the surviving proprietor to remove the deceased's name from the title.
Transmission applications
We can lodge Transmission Applications which allow the tenant in control of a property to transfer a deceased's share of the property to the relevant beneficiary or beneficiaries.
Lodging and registering a paper discharge of Mortgage
We can lodge and remove mortgage dealings off the title if your former lender has supplied you with the Discharge of Mortgage and your Certificate of Title.
Title and encumbrance searches
If you’re buying property, we can conduct Title and Encumbrance searches. These reveal if the property has a mortgage, an easement, restrictive covenant, a section 173 agreement and other items. Encumbrances may influence your decision to purchase the property.
Change of name or residential address on title
We can prepare and lodge application forms on your behalf to change the name or residential address on title.
